Notification of Address to Tenant - Section 48

In the rare case where a tenancy agreement does not include a postal address in England or Wales where tenants can serve notice, or if there has been a change of address (e.g., of the landlord or agent), a Section 48 notice can be served to inform the tenant of a valid postal address.

This notice template can be used to inform tenants of a change in landlord, often required after purchasing a property or through an assignment (e.g. inheritance) with sitting tenants. EPC Receipt of Acknowledgement Form

It is a legal requirement for landlords in England and Wales to provide prospective tenants (e.g. during a viewing) with a valid Energy Performance Certificate (EPC). This acknowledgment form confirms that the prospective tenant has received a valid EPC.

Tenancy Deposit P.I Receipt of Acknowledgement Form

"How To Rent" Guide Receipt of Acknowledgement Form

As part of the 2015 Section 21 regulations, landlords must provide tenants with a "How to Rent" guide. This requirement applies only to tenancies in England that started on or after October 2015. This acknowledgment form confirms that the tenant has received the guide.

Electrical Safety Standards Report (EICR) Receipt of Acknowledgement Form

Since July 2020, landlords in England have been legally required to obtain an Electrical Installation Condition Report (EICR) to ensure compliance with national electrical safety standards. The report must be renewed at least every 5 years and provided to new tenants before they occupy the property. This acknowledgment form confirms that the tenant has received a copy of the EICR.

Section 21 - Notice of Possession

This notice is served if the landlord wants to regain possession of their property once the fixed term has ended. The Section 21 notice grants the landlord an automatic right of possession without needing to provide any grounds (reasons) once the fixed term expires.

Section 8 - Notice to Quit

This notice can be served if the tenant has breached one or more terms of the tenancy that constitute grounds for eviction, and as a result, the landlord wishes for them to vacate the premises. This is a fault-based eviction notice.
